It is a rental-income loan - the property's income does the qualifying.This DSCR loan calculator divides a rental's qualifying monthly rent by its full monthly payment, including taxes, insurance, and HOA, to produce the debt service coverage ratio a lender would compute. It also shows the largest loan the rent supports at your target DSCR, that figure capped by max LTV, and the APR of the modelled loan.
Set the target ratio to whatever your lender wants, or to no minimum. Several programs in our network have no minimum DSCR at all up to 75% LTV, so a DSCR below 1.0 - a DSCR loan on negative cash flow - is still financeable at lower leverage. No credit check, nothing submitted.

The lower of the two is your practical ceiling. Most DSCR programs cap purchase LTV at 80%, and no-minimum-DSCR programs generally cap it at 75%.
