SMS Messaging Program & Opt-In Disclosure

Consent to receive SMS messages is optional. Checking an SMS consent box is never required to submit our form, receive a rate estimate, speak with an advisor, submit an application, or obtain any loan, product, or service from 8Twelve Mortgage US Inc. Consent is not a condition of any purchase or loan. You can decline SMS and still use every part of our service.

1. Who sends these messages

Messages are sent by 8Twelve Mortgage US Inc., a licensed US mortgage brokerage, NMLS ID #2797296. You can verify our license on NMLS Consumer Access.

2. How you opt in

SMS consent is collected on the contact step of our online form at 8tmortgage.com/apply. On that step the consumer enters their name and mobile number, and may check either of two independent SMS consent boxes: one for transactional or service messages, and one for promotional or marketing messages.

Neither box is pre-checked. Neither box is required. The two boxes are independent of one another, and the form submits successfully whether both, one, or neither is checked. A consumer who leaves both boxes empty still receives a rate estimate and full service; we simply contact them by phone or email instead of text message.

3. The exact consent language

The block below is a reproduction, shown for reference only, of the consent checkboxes as they appear in our live form. The checkboxes here are display copies and cannot be clicked. The real form is at 8tmortgage.com/apply. Both boxes start empty, exactly as shown.

By checking this box, I agree to receive SMS messages from 8Twelve Mortgage for important notifications about our services, updates on upcoming meetings, and replies from my dedicated representative. Promotional / marketing messages
By checking this box, I agree to receive promotional and marketing SMS messages from 8Twelve Mortgage. Message frequency may vary. Message and data rates may apply. Reply STOP to cancel or HELP for assistance. Consent is not a condition of any purchase or loan.

Reproduction for reference. Both checkboxes are unchecked by default in the live form and are not required to submit it.

4. Message types, frequency and cost

What we send:

  • Acknowledgement of your inquiry.
  • Qualifying questions about the loan you asked about.
  • Answers to your questions about the mortgage process.
  • Document requests.
  • Scheduling or confirming calls and appointments with your licensed advisor.

Frequency is recurring, typically up to about 6 messages per month. Message and data rates may apply.

5. How to opt out

Reply STOP to any message to be removed immediately. We also accept the following opt-out keywords: CANCEL, QUIT, STOP, OPTOUT, UNSUBSCRIBE, STOPALL, REVOKE, END.

You will receive this confirmation:

You have successfully been unsubscribed. You will not receive any more messages from this number. Reply START to resubscribe.

6. How to get help

Reply HELP or INFO to any message. You will receive:

7. Confirmation message on opt-in

8. Your data

Mobile information and SMS consent are not shared or sold to third parties or affiliates for their marketing or promotional purposes. Your mobile number is shared only with the service providers that deliver the messages you requested, and they are contractually bound to use it only for that purpose.

Each consumer's consent is independently certified and archived via ActiveProspect TrustedForm at the moment it is given.
