Investor cash-out

DSCR cash-out refinance.
The rent qualifies the loan.

A DSCR cash-out refinance replaces a rental's mortgage with a larger loan and pays you the difference, qualified on the property's rent instead of your tax returns. Leverage commonly reaches 75% of the appraised value, it closes in an LLC, and select programs carry no minimum ratio. Credit, reserves and the property are still verified.

This is the loan investors use to recycle capital: buy, renovate, rent, then pull the equity back out for the next one. It suits owners whose tax returns undersell them, whose portfolio has outgrown conventional limits, or who hold property in an LLC. Send us the address, the rent and what you owe. We size the cash-out at the lenders in our network that fit and show you what the new payment does to the ratio.

Who it's for

A fit if you're…

  • Finishing a renovation and ready to pull the capital back out
  • Bought a rental with cash and want the funds back
  • Exiting hard money or a bridge loan with equity to spare
  • Self-employed, with returns that show little income after depreciation
  • Past the conventional limit on financed properties

No tax returns or DTI

The property's rent against its full payment replaces the personal-income side of the file.

Closes in an LLC

Vest the loan in the entity with a personal guarantee. Standard on these programs.

Proceeds as reserves

On many programs, cash-out funds count toward the reserves the loan requires.

No portfolio cap

Each property stands on its own rent, so the number of financed properties does not stop you.

Short-term rentals considered

Some lenders size the rent from documented nightly revenue or a market-rent schedule.

Prepay options

Step-down penalties are common; shorter or none is often available at different pricing.

How a DSCR cash-out refinance is sized

Two tests decide how much cash you get, and the smaller answer wins. The first is leverage: appraised value times the lender's maximum loan-to-value, minus your payoff and costs. The second is the ratio: the new, larger payment has to sit where the lender wants it against the rent. Pulling more cash raises the payment and lowers the ratio, so on a tight property the DSCR, not the appraisal, sets the limit.

Illustrative example only

Round numbers, chosen to show the math rather than to reflect any particular lender or file. Your figures, program and pricing will differ.

Illustrative DSCR cash-out refinance on a $400,000 rental
Appraised value$400,000
Maximum loan at 75%$300,000
Current mortgage payoff$180,000
Less closing costs (example)-$8,000
Approximate cash to the investor$112,000
Monthly rent$3,000
New full payment (PITIA, example)$2,650
DSCR after cash-out1.13

A ratio of 1.13 means the rent covers the new payment with some room to spare. If the payment were $3,150, the ratio would drop to 0.95, which still finances on select no-minimum programs but usually at lower leverage.

For illustration only. Not a commitment to lend, a rate lock or an offer of credit. Terms vary by lender, by property and by file.

Seasoning and delayed financing

Lenders want to see that the value is real, not just a fresh appraisal on a flip. Many DSCR programs allow a cash-out after roughly six months of ownership using the new appraised value. Before that, some lenders cap the loan at what you paid plus documented renovation costs. If you bought the property with cash, delayed financing on select programs lets you recover those funds soon after closing, provided the purchase is documented. Ask about seasoning before you buy if the plan depends on a quick cash-out.

What you'll provide

No personal tax returns, W-2s or pay stubs. The file still has to show who you are, what the property earns and that you can carry it.

  • Current lease, or a market-rent schedule from the appraiser for a vacant or short-term rental
  • Mortgage statement for the existing loan and a 12-month payment history
  • Entity documents if closing in an LLC: articles, operating agreement, EIN
  • Bank statements showing reserves, which cash-out proceeds may satisfy on many programs
  • Insurance, tax and HOA figures for the property

When a different loan fits better

If the rental's current rate is low and you only need part of the equity, a HELOC on an investment property may keep it in place. If your tax returns are strong and the property is in your own name, a conventional investment property refinance is usually cheaper. If the rent will not cover the new payment, the no-ratio DSCR loans page explains what still finances. Run the ratio first in the DSCR calculator, and read the core DSCR loans page for the program basics.

Things to weigh

  • Pulling cash raises the payment and lowers the ratio. A property that cash-flows today may not after the refinance.
  • DSCR pricing is higher than conventional, and cash-out pricing is higher than rate-and-term.
  • A prepayment penalty can make an early sale or refinance expensive. Pick the term with your exit in mind.
  • Short-term rental income is treated more conservatively than a long-term lease on many programs.
  • Leverage, ratio, seasoning and credit rules vary by lender. Terms are available across our lender network, and nothing here is a commitment to lend.
FAQ

Questions buyers actually ask

How does a DSCR cash-out refinance work?+

The lender appraises the rental, sizes a new loan up to its maximum loan-to-value, pays off the existing mortgage and gives you the difference. Instead of your tax returns, it checks the property's rent against the new monthly payment, including taxes, insurance and HOA. Credit, reserves and the property are still verified.

What is the maximum loan-to-value on a DSCR cash-out refinance?+

Commonly up to 75% on a single-family rental with good credit and a solid ratio, with lower caps for weaker credit, a lower DSCR, larger loans or certain property types. It varies by lender, so the same property can support different amounts at different lenders.

How soon can I do a DSCR cash-out refinance after buying?+

Many DSCR programs allow a cash-out after about six months of ownership, valuing the property at the new appraisal. Some lenders go sooner, and some cap the loan at the purchase price plus documented renovation costs until more time has passed. If you bought with cash, a delayed-financing refinance can return your funds soon after closing on select programs.

Is there a minimum DSCR on a cash-out refinance?+

On select programs there is no minimum DSCR at all, so the rent does not have to fully cover the new payment. A lower ratio generally means lower maximum leverage and higher pricing on a cash-out. Many lenders still look for 1.00 or higher to offer their full cash-out terms.

Can I do a DSCR cash-out refinance in an LLC?+

Yes. DSCR loans routinely close in an LLC with a personal guarantee from the members. If the property is currently in your personal name, the refinance is often a natural point to move it into the entity, subject to the lender's rules and your attorney's advice.

Can I use DSCR cash-out proceeds as reserves?+

On many programs, yes. Lenders often allow cash-out proceeds to count toward the reserves required for the loan, which helps investors who are putting most of their liquid funds into the next property. Confirm it with the specific lender before you plan around it.

Is there a prepayment penalty on a DSCR cash-out refinance?+

Usually there is an option for one, often structured as a step-down over three to five years. Choosing a shorter or no penalty is generally possible at different pricing. If you expect to sell or refinance again soon, compare those structures before locking.

What credit score do I need for a DSCR cash-out refinance?+

Some programs in our lender network start at 620, with lower leverage and higher pricing at that level. The strongest cash-out terms usually sit at 740 and above. Recent mortgage late payments matter more than the score itself on many DSCR programs.

What are DSCR cash-out refinance rates?+

We do not publish rates. DSCR pricing is generally higher than a conventional investment-property loan, and cash-out adds to it. The ratio, leverage, credit, property type, loan size and prepayment penalty all move the price. A fit check shows real numbers for your property.
